1. Find a realtor

Work with a licensed agent from your very first questions through closing. Before you tour a single home, get clear on what you actually want and what you can realistically afford.

2. Prepare your finances

Start saving for a down payment — conventional loans often go as low as 3-5% down, and FHA loans allow as little as 3.5%. Work on improving your credit score, and set aside an extra 2-5% of the purchase price for closing costs.

3. Get pre-approved

Gather your documents: the last 2 years of W-2s or 1099s, the last 2 years of tax returns, recent bank statements, proof of assets like a 401(k) or IRA, a list of your debts, and your rental payment history with your landlord's contact info.

4. Tour homes

Once you're pre-approved, we'll narrow down homes that fit your budget and needs, tour them together, and when you find the one, submit an offer.

5. Under contract

Your inspection period begins, protecting you if the home has unforeseen damage, open permits, or repairs you didn't expect. If you're financing, your lender will also order an appraisal.

6. Closing day

Sign the paperwork, get your keys, and it's official — you're a homeowner.
